Located at 65 Hampden Road in the affluent London-borough of Kingston upon Thames, the scheme consists of a 120-bed elderly residential care home catering for nursing, respite and dementia care. Communal facilities will include a central dining room, a lounge/café with a baby grand piano, cinema, hair salon private dining room, garden with communal terrace, and balcony space on each floor.

The project will be developed by Care Concern Group (CCG) in partnership with the contractor Corramore. Construction began in Q1 2026 and is scheduled to run for two years. On completion, the asset will be leased to CCG as operator on a 35 year, fully repairing and insuring lease with annual rent reviews linked to inflation with a minimum increase of 2% and a maximum of 6%.
